WOOLLAHRA
TERRACE #3

Designed by Madeleine Blanchfield Architects, this project was an extensive renovation of an existing terrace in Woollahra creating a new luxurious home.  With the addition of a studio above the garage space, this compact terrace transformed into a 5 bedroom, 5 bathroom home with a pool and basement. 

This home features many high-end materials and finishes from custom bespoke cabinetry, handmade steel frame windows, oak floors, ornate timber windows, detailed bathrooms with minimal to no tolerances between junction details with materials such as tiles, stone and set render.

 

Following the initial strip out, a suspended concrete slab on the first floor was discovered, which was highly unusual for a building of this age.  This presented a problem in terms of the demolition sequence and scope of works for the building contract.  It also presented an opportunity to incorporate some elements that were on the clients wish list which had been omitted for cost reasons originally. Careful collaboration with the structural engineer and architects resulted in a rewarding and positive outcome for the clients as they had originally hoped for a concrete slab (originally opting for lightweight floor structure as a cost saving option).  It also meant that because of this existing slab, we were able to tie in a new suspended off form concrete portal structure and concrete planter box to the rear of the property.

The garage and pool were also complicated to construct.  The garage structure required contiguous piles to the rear and side boundaries to retain the rear lane and neighbouring buildings. Groundwater was present in the garage excavation, meaning that we had to implement a waterproofed tanking solution.
